From plan to permit in ACT

Buying a plan is the first step, not the last. Here is the sequence most Australian Capital Territory projects follow.

  1. 1Buy your plan and download the full set
  2. 2Engage a local designer to adapt the plan to your block and any development controls
  3. 3Obtain structural engineering, a soil report and an energy efficiency assessment
  4. 4Provide your certifier with evidence the design meets energy efficiency standards
  5. 5Obtain Building Approval through your licensed certifier

What catches people out in ACT

The ACT operates an Energy Efficiency Rating disclosure scheme, and an EER must be disclosed when a home is sold or leased.

Where energy compliance has already been demonstrated for building approval, a separate rating for sale disclosure may not be needed.

Development approval may be required separately depending on your block and zone.
