From plan to permit in NSW

Buying a plan is the first step, not the last. Here is the sequence most New South Wales projects follow.

  1. 1Buy your plan and download the full set
  2. 2Engage a local building designer or draftsperson to adapt the plan to your lot, setbacks and orientation
  3. 3Have a BASIX certificate prepared, which must exist before a DA or CDC can be lodged
  4. 4Obtain site-specific structural engineering and a soil (geotechnical) report
  5. 5Lodge your DA with council, or a CDC through a registered certifier if the project meets complying development criteria

What catches people out in NSW

A BASIX certificate is mandatory for new dwellings, and for alterations and additions costing $50,000 or more.

Pools and spas over 40,000 litres also trigger BASIX.

Bushfire-prone land requires a BAL assessment and construction to AS 3959.
