From plan to permit in TAS

Buying a plan is the first step, not the last. Here is the sequence most Tasmania projects follow.

  1. 1Buy your plan and download the full set
  2. 2Engage a local designer to adapt the plan to your site
  3. 3Confirm which risk category your work falls into, which determines the level of oversight
  4. 4Obtain structural engineering, a soil report and a NatHERS assessment
  5. 5Engage a building surveyor and lodge with your council as Permit Authority

What catches people out in TAS

Tasmania takes a risk-based approach: work is categorised as low risk (Categories 1 and 2), notifiable (Category 3), or permit work. A new dwelling is permit work.

Notifiable work skips the building permit but still requires assessment by a building surveyor.

Owner-builders need a separate Owner Builder Permit from CBOS in addition to the building permit.
