From plan to permit in VIC
Buying a plan is the first step, not the last. Here is the sequence most Victoria projects follow.
- 1Buy your plan and download the full set
- 2Engage a local building designer to adapt the plan for your site, setbacks and overshadowing
- 3Have a NatHERS assessment prepared during design rather than after, because changes are far cheaper before documentation is final
- 4Obtain structural engineering and a soil classification report
- 5Apply for a Building Permit through a Registered Building Surveyor; a planning permit may also be needed depending on your overlay
What catches people out in VIC
Any deviation from the approved permit documents must be re-assessed by your RBS.
Overlays (heritage, bushfire, significant landscape) can require a separate planning permit before the building permit.
Bushfire Management Overlay land requires a BAL rating and AS 3959 construction.
